STILL Sukhumvit 20
STILL Sukhumvit 20 is not interesting simply because it is another new luxury condominium. What makes it stand out is the combination: a main-Sukhumvit address, only 124 residences, a private lift for every unit, large layouts, plenty of parking and a pet-allowed concept, all within walking distance of the EM District. If you want quiet suburban living, this is not the point. If you want to step outside and feel Bangkok around you, it makes a lot of sense.

Why the location works for city people
For me, the strongest reason to shortlist STILL is not a marble lobby or a long facilities list. It is that you can actually use the neighbourhood on foot.
EmSphere is about 200 metres away according to the developer, and EmQuartier and Emporium are further along towards Phrom Phong. BTS Asoke, MRT Sukhumvit and BTS Phrom Phong are all in the wider walkable area, so you sit between two of Bangkok's most useful hubs instead of being tied to one.
Yes, Sukhumvit Road is busy and traffic can be frustrating. But this stretch is lively from morning until late, with offices, hotels, restaurants, malls and residents all around. For buyers who enjoy city life, that energy is part of the appeal.
EmSphere, the EM District and Benchasiri Park
Being a short walk from EmSphere changes daily life: dinner, groceries, coffee, meetings and entertainment do not always need a car.
Then there is Benchasiri Park, beside the EM District near BTS Phrom Phong. It is close enough for a morning run, an evening walk or simply some time outdoors. That matters even more if you work from home, exercise regularly or own a dog.
For me, EmSphere plus the EM District plus Benchasiri Park is a more persuasive selling point than simply saying a project is near the BTS.
One of the more interesting pet-friendly options here
Pet-friendly condominiums exist in Bangkok, but the choice is still limited once you narrow it to newer luxury projects around Phrom Phong, Asoke and the EM District.
STILL is officially pet allowed and, importantly, has planned for pets as part of the residential experience, with a dedicated Pet Yard on the ground floor, rather than simply allowing animals inside units. For anyone moving to Bangkok with a dog or cat, this can make a real difference.
I would still check the latest rules before buying, including limits on the number, size or breed of pets and how pets may use common areas. Pet allowed never means there are no building rules.
Residences large enough to feel like homes
The project starts with two-bedroom residences from 85 sq.m rather than small one-bedroom investment units, and three-bedroom layouts run from 134 to 218 sq.m, with corner suites and penthouses above that.
That shapes who it is for. STILL makes more sense as a real home for couples, families and long-term Bangkok residents than as a small-unit investment.
Fully fitted, but understand what that means
The residences are handed over fully fitted, not fully furnished, and that distinction matters. Published reviews describe a fitted kitchen with appliances, including a built-in refrigerator, and built-in elements. Always check the exact items and brands against the contract and specification sheet for your unit.
Fully fitted does not mean the apartment will look like the show unit. Sofas, dining sets, loose tables, decorative lighting and styling seen in a sales gallery should not be assumed to be included. This is normal for new luxury condos in Bangkok.
So if you want a complete interior, with extra wardrobes and cabinetry, TV units, feature walls, lighting details and furniture, plan to arrange it after purchase. For overseas buyers, it is far easier to plan this before handover than to arrive in Bangkok and start finding contractors.
If you want help furnishing the unit
This is something we can help coordinate. We can first confirm the exact handover specification and what is and is not included with your unit. If more work is needed, we can help with enquiries for built-in furniture, interior contractors and furniture sourcing, depending on the level of finish you want.
The key is to separate three things: what the developer includes, what you see in the show unit, and what you will actually need to add yourself. That gives you a realistic picture of the total cost of making the residence ready to live in.
Facilities residents will actually use
The facilities are spread through the building rather than placed on one generic floor. The ground floor has the Foyer of the House, Living Room, Conservatory, Business Lounge, Pet Yard and Collector's Garden.
The 8th-floor In-House Retreat adds a spa, onsen, playroom, Orangery dining lounge, grill yard and terrace. The health club on floors 26–27 has the main pool, kids' pool, thermal pool, gym, Pilates and yoga studio, movie room and golf room, with a 24-hour concierge. The mix covers work, wellness, children, pets and entertaining.
- EmSphere is truly walkable, not just near on a map.
- Sits between the Asoke and Phrom Phong lifestyles.
- Only 124 residences, each with private lift access.
- Pet allowed, with a dedicated Pet Yard.
- Large 2- and 3-bedroom layouts suited to long-term living.
- Generous conventional parking for multi-car households.
- Benchasiri Park within walking distance.
- Main Sukhumvit is busy; compare quieter streets if you want seclusion.
- Under construction: you buy on contract specifications, not a finished home.
- At this level, floor, view, layout and price per sq.m change the value a lot.
- Fully fitted is not fully furnished; budget for furniture and extra built-ins.
- Do not assume rental yield; large, high-priced units have a smaller tenant pool.
Who it suits
I would shortlist STILL for someone who says: I want to live in the middle of Bangkok, walk to restaurants, shopping and the park, have proper living space and privacy, and bring my pet. I would start elsewhere if the priority is complete quiet, moving in right away, a small investment unit or the lowest price per sq.m.
For me, this is what makes STILL particularly interesting: it gives you the privacy and scale of a high-end residence, while EmSphere, the wider EM District and Benchasiri Park are all part of your everyday neighbourhood. And unlike many luxury options in this part of Sukhumvit, you can bring your pet with you.
