Pet-friendly condos in Bangkok

Last checked 5 October 2026 · 7 min read · English

Moving to Bangkok with a dog or cat narrows the search more than any budget. Most condominiums do not allow pets, and in the ones that do, the written rules and daily practice can differ. Here is how pet rules work, what to check before you pay a deposit, and the pet-friendly homes on our list.

How pet rules work in a Thai condo

Every condominium has its own regulations, approved by the co-owners and enforced by the juristic office. Those regulations decide whether pets are allowed at all and on what terms. An owner who says "pets are fine" cannot override a building that bans them, and a pet-friendly building does not oblige an owner to accept your dog. Owners can also vote to change the rules later, so ask how long the current policy has been in place.

What to check before you sign

Pet fees: entry fee, deposit and annual fee

Many buildings and serviced apartments charge pet owners extra fees, on top of the normal rent deposit. Common ones are:

Not every building charges all three, and amounts and conditions differ from building to building. Some also ask for the pet's vaccination record and photos. Ask your agent for that building's exact terms before you sign.

Condo, house or serviced apartment?

TypeFor pet owners
High-rise condoFewest options; check lifts and size limits carefully
Low-rise condoOften more relaxed; ground-floor units with gardens exist
House or townhouseEasiest, with a private garden; depends on the estate's rules
Serviced apartmentSome accept small pets with a deposit, from one month

Pet policies by building

From our own building records, checked against owners and juristic offices. Rules apply per building and sometimes per unit, and they can change, so we reconfirm before every viewing.

Not every "pets allowed" building is equally welcoming: some let pets use the lobby and garden, others only allow them inside the unit. Pet-friendly, pet welcome or pet allowed: the difference.

A pet-friendly building does not mean every unit accepts pets. In buildings where pets are allowed, some owners still choose not to rent to tenants with pets. Tell us about your pet at the start, and we only show units where both the building and the owner say yes.

Bringing a pet into Thailand

Dogs and cats need a microchip, a rabies vaccination, a health certificate and an import permit from Thailand's Department of Livestock Development, arranged before you fly. Start several months ahead and check the current requirements for your country with the department or a pet relocation company.

Frequently asked

Are pets allowed in Bangkok condos?
Only in some. Each building's juristic office sets the rules, and many buildings do not allow pets. Always check the written regulation and get the owner's consent in the lease.
Is there a pet deposit?
Usually yes, on top of the normal two-month deposit, or a cleaning charge at move-out. The amount is agreed with the owner.
Can I rent short-term with a pet?
Some serviced apartments accept small pets from one month, which is a good bridge while you find a long-term home.
