Four Seasons Private Residences Bangkok

Last checked 5 October 2026 · 5 min read · English

Rising 73 storeys above the Four Seasons Hotel Bangkok at Chao Phraya River, on Charoen Krung Road, this is one of the tallest residential towers on the river. Every residence is a corner unit with river and city views. It is leasehold, not freehold, which matters for buyers.

Why it stands out

Corner residences high above the river

All residences are corner units, with views along the Chao Phraya and over the city. At 73 storeys, upper floors look across Sathorn, Silom and the river bend towards ICONSIAM.

Four Seasons service and a private club

The Residents Amenity Club includes a sky pool and lounge, wine room, private dining, screening room, music studio, teen lounge, sky fitness and a riverside lounge reached by private boat. Concierge and butler services are run to Four Seasons standards.

Conventional parking and pets

Parking is conventional at about 170%, and pets are reported to be allowed, both less common among riverside branded towers.

Kathy's view: as a place to live, this is one of the most complete branded residences in Bangkok: views, service, real parking and pets. As an investment, read the lease carefully. Leasehold value falls as the term runs down and resale is harder than freehold, and sources disagree on the lease length, so get the lease contract before you decide. The developer has also renegotiated bond repayments in recent years, so check the juristic office's finances and sinking fund. For renters, none of this is a concern.
