Why Thailand leads Asia in branded residences
A branded residence is a home built or managed under a hotel or lifestyle brand, such as Four Seasons, Mandarin Oriental, Ritz-Carlton, Capella or Dusit, with the brand's design standards and, often, its services. Thailand now has more of these projects than any other country in Asia. Here is why, and what international buyers are really paying for.
The numbers
Different research houses count slightly differently, but they agree on the headline: Thailand is the leading branded residence market in Asia.
Why so many brands choose Thailand
1. Hospitality is a national strength
Thailand's service culture is famous, and the country has strong hotel groups of its own, such as Dusit, Minor (Anantara) and Centara, alongside almost every global luxury brand. A brand can deliver the same level of service in a residence that it already delivers in its hotels.
2. Visitors create demand
Thailand has received tens of millions of international visitors a year. Many first stay in a hotel, fall in love with Bangkok, Phuket or Samui, and later look for a home there. A familiar hotel brand gives them confidence in a market they do not know well.
3. Foreigners can own condos freehold
Foreigners can own condominium units in their own name, within the 49% foreign quota of each building. Land is different: foreigners generally cannot own it. Branded condos are therefore an easy format for international buyers, which is why developers build so many of them. See buying a condo as a foreigner and can foreigners buy a house.
4. Luxury at a regional discount
C9 Hotelworks puts Thailand's urban branded condos at an average of about US$8,300 per sq.m, and resort branded condos at about US$4,600. For buyers from Hong Kong, Singapore, Taiwan or Europe, that is a five-star address for much less than at home.
5. Brands help developers stand out
Bangkok has a lot of new condo supply. A respected brand helps a project stand out, justify higher prices and sell to overseas buyers, while the brand earns fees without buying land.
What foreign investors see in branded residences
- Trust and standards. The brand's name on the building sets expectations for design, build quality and management.
- Service. Concierge, housekeeping, dining and maintenance, so the home is easy to live in and easy to leave.
- Rental potential. CBRE found that branded residences can earn 50–80% higher gross rental yield than comparable non-branded projects in the same location.
- Resale appeal. A recognised brand is easier to market to buyers abroad.
- Lifestyle. Many buyers use the home themselves for part of the year and rent it out, or let the operator do so, the rest of the time.
The wider market shows the same international demand. In 2025, foreigners bought 14,899 condo units in Thailand worth about ฿60.9 billion, according to the Real Estate Information Center (REIC). Buyers from China led (4,940 units), followed by Myanmar (1,968) and Russia (1,172). Bangkok took almost half of all foreign purchases.
Bangkok or a resort?
Bangkok branded residences are city homes: they suit executives and families who live here year-round, and rental demand does not depend on the tourist season. Around Lumpini Park alone there are several, see our Lumpini branded residences comparison and luxury condos compared.
Phuket, Samui and Hua Hin branded homes are mostly holiday homes and villas, often with a hotel-run rental programme. Returns can be good in high season but are more seasonal.
Before you buy: what to check
- The premium. You pay more for the brand. Compare price per sq.m with good non-branded buildings nearby.
- Fees. Common and service fees are usually higher. Ask for a full breakdown.
- Brand agreement. How long does the licence or management contract last, and what happens if it ends?
- Rental programme. Who manages it, how revenue is shared and what costs are deducted. Treat any 'guaranteed return' carefully.
- Short-term rental rules. Renting by the night generally requires a hotel licence; check that the building or operator has one.
- Ownership structure. Freehold condo, leasehold villa or company structure: each has different rights. Get independent legal advice.
- Brand-level design, build and management standards.
- Hotel-style services and easy lock-and-leave living.
- Higher rental yields reported versus non-branded peers.
- Strong appeal to international buyers on resale.
- Condos can be owned freehold by foreigners within the quota.
- Price premium over non-branded buildings.
- Higher common and service fees.
- Rental income in resorts is seasonal.
- The brand contract can change or end.
- Villas and land have foreign-ownership limits.
